Bringing in a register for developers, cooling-off periods and limits on early-bird reservation fees – these are all positive protection mechanisms needed to stabilise the confidence in the industry.

The Land & New Homes Organisation – Having just exchanged on a ‘subject to planning’ site we have had to adapt the way we work, and the advice we give to clients. Allowing purchasers time to gather positive pre-app advice and technical data, before contracts are exchanged, are now a prudent step to ensure that conditional sales are deliverable. With industry success rates falling and more site sales aborting, even after planning is secured, these steps should result in more certainty for landowners. Of course we can never guarantee 100% success rates but this is a prudent move, in our eyes, to avoid clients getting wrapped-up in unwanted options and conditional contracts.
